How this calculator works
- Rates and thresholds apply to contracts signed in the 2026-27 financial year.
- First home buyer results assume you meet your state's rules, including citizenship or permanent residency, living in the home and never having owned property in Australia.
- Concessions for pensioners, off-the-plan purchases and other special cases are not included.
- Land titles fees for registering the transfer and the mortgage are shown separately. Victoria assumes electronic lodgement unless you choose paper.
- Grants shown are first home owner grants for new homes and are subject to each state's caps and conditions.
- Your conveyancer or the state revenue office will confirm the exact duty payable.
Results are general estimates only and are not credit, tax or financial advice. They do not take your objectives, financial situation or needs into account. Check the figures with a licensed professional before making a decision.
